Monthly Guest Policies
The following policies apply to month-to-month and long-term guests
in addition to the General Park Policies.
- Term: This agreement is for a month-to-month rental. No refunds for mid-month departures. Personal property left on site will incur storage fees.
- Rent Increases: 30-day notice provided, posted in the office and on our private Facebook group (RiverView Crew). Ask staff for access.
- Utilities: Rent includes water, sewer, trash, and electricity. Wi-Fi availability may vary. Please keep windows and doors closed when heating or cooling your unit.
- Rules Acknowledgment: I have read and agree to the RiverView RV & Recreational Park's rules as presented to me.
- Changes in Park Policy: Park rules, services, utilities, and physical standards may be updated periodically.
- Site Condition: Sites must remain clean and organized. No permanent alterations. Shade canopies are permitted on concrete only. No fencing, clotheslines, or blocked access to lawncare areas.
- Right of Entry: Park management may access your space for maintenance or safety. In emergencies or cases of abandonment, your RV may be entered without prior notice.
Rent Due Date and Fees
- Monthly rent is due in full on the date listed in your rental agreement.
- Payments are processed through RoverPass, our campground management system.
- A $35 late fee will automatically be added if payment is not received within 5 days of the due date. Returned checks will be subject to a $50 fee.
- Partial payments do not prevent a late fee or past-due status unless approved in writing by management.
Late Payment Procedure
Day 0 – Rent Due: Payment reminder sent automatically through RoverPass.
Day 3 – Courtesy Reminder: Office staff will call and email to remind you that payment is due.
Day 5 – Late Fee Applied: A $35 late fee is added. Staff will call and email to notify you.
Day 10 – Written Notice of Delinquency: A written notice will be issued and either hand-delivered, posted at your site, or emailed. Payment in full is required by Day 15 to avoid legal action.
Day 15 – 5-Day Notice to Quit: If payment is not received, a legal 5-Day Notice to Quit for nonpayment of rent will be issued per Oklahoma law.
Day 21+ – Eviction Filing: If the account remains unpaid after the 5-Day Notice expires, RiverView RV may file for eviction through the local court.
Payment Arrangements
- Guests who contact management before Day 0 may request a short-term payment arrangement.
- Only management may approve such arrangements, and they must be in writing.
- Verbal agreements or informal promises are not valid.
Additional Terms
- Guests who fail to pay rent or make approved arrangements within the time frames listed above will be considered in violation of park rules and subject to eviction.
- Guests are responsible for all legal and filing fees associated with eviction or collection.
- RiverView RV reserves the right to deny future stays to any guest with a history of nonpayment or late payment.
- Communication regarding rent and account balances will occur by phone and/or email only, not by text message or personal social media accounts.
