General Park Policies

In an effort to maintain a safe and pleasant environment, we ask that all guests and
their visitors abide by the following:

  • Check-In/Check-Out: Check-in is at 3:00 PM and check-out is at 12:00 PM. Re-registration is available until 10:00 AM if extending your stay.
  • Pets: Limit two per site, under 20 pounds (exceptions by approval). Pets must be leashed (6' max) and picked up after. $25 fine per occurrence of unattended waste. No dog pens or tethers. Pets may not be left outside unattended. No pets in buildings (except certified service animals). Full pet policy is available for review at riverviewcolbert.com/policies/pet-policies.
  • Vaccination Records: Long-term guests must provide proof of current vaccinations for pets. Short-term guests may be asked to provide proof.
  • Aggressive or Nuisance Animals: Determined at management's discretion. Aggressive behavior or nuisance barking may result in removal from the park.
  • Dog Park Rules: Use is a privilege. Dogs must be within view and voice control at all times. No leashed dogs in off-leash area. No human food or treats allowed. Clean up after pets. No digging or destruction. Full pet policy is available for review at riverviewcolbert.com/policies/pet-policies.
  • Firearms/Fireworks: Strictly prohibited in all areas.
  • Vehicles: Max two per site, parked only on gravel or concrete. Licensed drivers only. ATVs, UTVs, golf carts, scooters allowed only on roadways.
  • Camping Units: One per paid site. Storage containers/trailers require prior approval and will incur a fee. No site changes without office approval.
  • Guests/Visitors: All visitors must check in at the office.
  • Children: Must be accompanied by an adult if under age 12.
  • Fires: Allowed in approved portable fire pits only when no burn bans are in effect.
  • Speed Limit: 10 MPH. Three violations will result in removal.
  • Quiet Hours: 10:00 PM – 7:00 AM.
  • Alcohol/Smoking: Alcohol limited to your site. No smoking inside buildings.
  • Utilities & Appliances: No unauthorized generators, window A/Cs, or outdoor appliances. Approved units will incur additional fees.
  • Water Use: Water hookups only. Use of non-heated hoses in freezing conditions or no pressure regulator may result in $100 fine. Permits required for washing RVs, and fees will apply.
  • Trash: Household trash only. Break down boxes. No glass outside your unit.
  • Maintenance: No repairs of any kind allowed at sites.
  • Liability: Park not responsible for theft, accidents, or damage from weather or nature.
  • Eviction: Violation of rules may result in immediate disconnection of utilities and eviction without refund.
